Terms and condition

• I understand the offer and had made due diligence in respect to the above said property.
• I understand that the development of roads shall be completed in 9 months from the date of booking but the developer already handed over the immediate possession of property with temporary roads at site.
• The Registration of the property shall be immediately executed in my favour on completion of payment and registration expenses shall be extra as applicable and paid by the buyer in addition to the price of the property.
• Registration camps will be held every month in the year 2025 and thereafter every quarter in the year 2026. after that the registration will be executed on clubbing of minimum 5 sale deeds but however the buyer can get the sale deed executed as special case on payment of Rs. 25,000/- extra towards travelling charges.
• I understand that the Booking amount paid is not refundable.
• I understand that in case of cancellation, 20% of the total cost of the property being the earnest money shall be deducted /forfeited from the deposit amount.
• In case of installment amount not paid on time. interest @18% per annum shall be charged on the due amount and in case of accumulation of 2 installment the booking shall be automatically cancelled and the payment refunded after deduction of the cancellation charges.
• The booking to be confirmed subject to realization of cheque.
• In case of any dispute, the matter shall be forwarded to the arbitrator appointed by the company and the cost of the same shall be equally paid by the applicant and the company and thereafter the disputes, if any subject to the jurisdiction of Ahmedabad courts only.
• GST extra as applicable.
• PLC extra for - Corner plots @ 10% / Park facing / adjoining plots@ 5% / Plots adjoining the Club @ 5% applicable.
• Maintenance charges payable @ Rs.10/- per Square yard from 01-01-2026, till this date complementary on account of the developer.
• Club membership @ Rs. 50000/- payable by 31-12-2026.
